Plans to extend guest house and create apartments

PLANS have been lodged for an extension to the Lyndhurst Guest House in St Aubin’s Bay to create four units of accommodation, which would reduce the overall number of tourist beds.

The business, on Route de la Haule, currently has 11 bedrooms, which would be reduced to eight if the application is granted.

In a statement, planning agent Jason Dodds says: ‘It is our intention to remodel and extend the existing building in order to create four habitable units of accommodation with dedicated parking.’

The proposed extension would include a two-bedroom cottage with a garden; two two-bedroom duplex apartments with roof terraces and balconies; and one three-bedroom apartment.

‘We are proposing parking spaces for all proposed dwellings with vastly improved vehicular visibility in a forward gear onto La Route de la Haule,’ says Mr Dodds.

‘We have also proposed a modest roof-top extension within a new hipped slate roof with a modest roof terrace allowing spectacular panoramic views across St Aubin’s Bay.’

According to Mr Dodds, last year an application for residential accommodation in an extension at the Lyndhurst was rejected.

He says that the reason given for the rejection was that the proposal would have been ‘harmful to the character and appearance of the site and street scene’.

Mr Dodds says that the architectural style was intended to reflect the Victorian beach-style villa located next to the guest house, the villa being ‘quite prominent’ in the area.
