Apartment blocks plan for Route de la Haule

Baycroft, in St Lawrence, is located on the stretch of road between Bel Royal corner and the filter-in-turn at Beaumont. The site also includes a garage, stores, glasshouse and overgrown gardens. The architects have drawn up their plans for the developer, Baycroft Ltd.

If the proposals are successful, the two blocks will comprise 14 flats with a mix of six one-bedroom units overlooking the main road and eight two-bedroom flats to the rear.

In the design statement Godel Architects say: ‘The submitted scheme is for the demolition of all existing buildings on the site and the construction of two new apartment buildings, one to the south of the site – the larger building – and one to the north of the site.’

The design statement also acknowledges that the site is thought to be home to a number of protected species such as bats, amphibians and small mammals and proposes implementing a species protection plan if the work goes ahead.

In their executive summary, Godel Architects say: ‘The predicted impacts of the proposed works at Baycroft include the disturbance and possible harm of a range of protected species, whose presence is both confirmed and unconfirmed, in the short-term, with long-term small-scale habitat loss.

‘Further survey is recommended to determine the species population and distribution of protected species on the site and the results of these surveys will be used to create a species protection plan for Baycroft in due course.’
